A Sense of Place

Positioned overlooking a grove of stately pine trees atop rolling green lawns that flow gently down to the Upper Coomera River, the latest development from Seachange Lifestyle Resorts will very much be a premium lifestyle offering that has been custom designed to take full advantage of its picture perfect setting.

With a strong connection to both the river and the hinterland that surrounds, the development will proudly focus on the environment to draw many of its design cues.

Stone, granite and hardwoods like cedar and blue gum will all be incorporated into main buildings, while well-maintained gardens – a key feature of any Seachange development will surround the entire development.

The property’s position and natural North-Easterly orientation are also major factors in the site’s design, with the majority of homes oriented to take full advantage of the views and breezes.

All these facets are also reflected in the overarching style of architecture utilised throughout, which has been inspired by the Nut and Berries style which emerged in Australia in the 1960s. Characterised by the use of organic materials, raked roof lines and a symbiosis with natural bushland surrounds, it is a style which very much celebrates its surrounds.

“We really felt that this stunning setting needed to be enhanced with a design aesthetic that worked in seamlessly with the locale to highlight its natural beauty,” says Alex McMahon, Pradella Director of Sales and Marketing.

Additionally, what further sets the Riverside Coomera development apart is its commitment to retaining and celebrating the existing built history of the site, which was the basis of a well-loved family home built by the owners of a local brick company.

Given the prior owner’s business, unsurprisingly, most of the driveways around the original home were paved in bricks reclaimed from buildings along the Queen Street Mall – each one painstakingly hand cleaned. These will be all be re-used throughout the new development.

Solid hardwood beams, cedar panelling and hardwood flooring, (also from Queen Street) will be similarly re-purposed in the Country Club and Riverhouse.

The original post and rail fence will also be retained, as will many of the mature trees, including the grove of 70-year-old pines that run along the perimeter.

“Given its sense of history, we want to repurpose and re-house as many elements from the existing structures as possible,” says Alex.

“In this way, we’ve been able to take the best of the site’s natural beauty and its extensive built heritage and work them into our new development for an outcome that is truly greater than the sum of these individual parts.”

Company History and Timeline

Seachange Lifestyle Resorts is owned and operated by Pradella Property Ventures, bringing with it almost 60 years of experience, knowledge and innovation.

Founded in 1959 and still family owned, Pradella Property Ventures has long led the way in the pursuit of excellence in property development and is one of South East Queensland’s most-awarded, property development companies.

Among its most notable developments, Pradella lists the Metropolitan Hotel in Spring Hill, Hillcrest Apartments in South Brisbane, Paradise Island in Surfers Paradise, the Bardon Conference Centre, the Eagle Street Conference Centre, the Dockside Hotel and Brisbane’s Roma Street Parklands.

It is this extensive experience and driving commitment to success and innovation that first saw the company identify a gap in the market for over 50s retirement living – thus Seachange Lifestyle Resorts was born.

“Over the next 25 years the number of Australians aged between 55 and 75 will nearly double to 5.3 million people, and the demand to provide quality living options will be enormous,” says Seachange Lifestyle Resorts Managing Director, David Pradella.

“Our vision was to establish a benchmark in community living for seniors that would set the standard for everything to come.”

In 2008 therefore, the Seachange Lifestyle Resorts brand was created with 2009 bringing with it the creation of their first project at Arundel, which has since gone on to become Australia’s most awarded over 50s lifestyle resort.

This was followed in 2014 by Seachange Emerald Lakes. Together, the two lifestyle resorts have had combined sales of 550 residences, totalling some $300million.

Now in 2017, the Riverside Coomera development has expanded the Seachange offering, with its 124 homes, a Riverhouse and Country Club set to deliver yet another world-leading development.

“We’re very excited to unveil each stage of Riverside Coomera,” says David. “From the extensive list of amenities on offer, to the natural beauty of the site and the architectural style, we believe our latest lifestyle resort will be a truly unique product that will effortlessly set itself apart.

As to the future, Seachange already has a new project (at Toowoomba), to be released in 2018.

Riverside Coomera Sales Office Opens

The sales office at Riverside Coomera is now open, unveiling for the first time the grand master plan for the over 50s development and all the details of this exciting latest release from Seachange Lifestyle Resorts.

Positioned at the entry to the property, the sales office enjoys a prime position, with views across the rolling green lawns and mature trees to the river below.

Air-conditioned, with a spacious, covered deck, great coffee and an interior fit-out not dissimilar to what will be showcased in the development itself, the sales office is the perfect first introduction to the offering.

“It’s a great way to gain an introduction to our Riverside Coomera community,” says Alex McMahon, Pradella Director of Sales and Marketing.

“Not only can you see the site plans, discover our community amenities and view your new home, but you can then take a tour of the development from the comfort of our golf carts.”

The biggest feature of the sales office is undoubtedly the newly completed Seachange App, which allows potential residents to digitally experience in real time what life will be like at Riverside Coomera.

“As part of our ongoing commitment to innovation, we wanted to create a solution that allowed residents to walk through and experience the community and the houses in great detail,” says Alex.

With the App. not only can residents view the overall but also view fittings and finishes and discover just how close they really are to everything – and all with the touch of a button.

With site plans, the App. and dedicated sales staff all on hand to walk and talk visitors through the site, it is perfectly set up to start potential residents on their Seachange journey.

“From the sales office, residents are able to discover not only where they’ll live, but how they’ll live,” says Alex. “They can look through facades, finishes and floor plans as well as learning more about our community Riverhouse, the Country Club, our landscaping and green credentials.”

The full list of amenities available at Riverside Coomera will also be on display, with everything from a movie theatre and yoga studio to a men’s shed and heated lap pool all at the disposal of every resident.

Most often, a seachange describes the move from a city in favour of a better life in a coastal community. At Seachange Lifestyle Resorts, we’ve taken this inherent concept of a change for the better and shaped it into our core philosophy; a true seachange is not just changing where you live, but how you live.

“When we set out to create Seachange we decided on a number of essentials that would be at the very core of our community living model,” says Alex McMahon, Pradella Director of Sales and Marketing.

“Certainly a desirable locale in a temperate climate was a cornerstone of our philosophy. But, we also realised that there were other intrinsic factors, namely easy access to infrastructure, award-winning facilities, eco credentials and housing that balances quality, style and affordability.”

The Seachange Story; So Far

Last month’s ground-breaking ceremony at Riverside Coomera marked the commencement of the latest master-planned lifestyle resort from the Pradella Property Ventures Brand.

The release follows the successfully completed sales campaigns of Seachange’s first two locales, Arundel and Emerald Lakes which together, have had a combined 550 sales totalling $300 million.

Riverside Coomera will now follow, commencing the next exciting stage of its $71 million development. Ground works will start across the 3ha site with the first release of houses due in November 2017.

The release of this third property will also mark another exciting chapter in the Seachange story. Seachange was one of the first companies in Australia dedicated to building specifically designed communities for over 50s.

It was also the first to offer a retirement living model that fully embraced the concept of active adult community living. A notion that to this day, continues to refine and shape the Seachange brand.

“At Seachange, we believe that active people are happy and healthy people, and a true seachange is not just changing where you live, but how you live,” says Managing Director, David Pradella.

It is in part thanks to this inspired thought process, that has resulted in Seachange now also being the most awarded in its field. Seachange has received accolades for its Arundel property presented by major peak bodies including HIA, Master Builders and the Urban Development Institute of Australia.
