Positioned in an idyllic waterfront location on the banks of the Coomera River, this boutique community is limited to 124 premium homes. The resort features a five star Country Club and River House filled with facilities so that you can make a change for the better.

Seachange is located at 29 Ghostgum Grove, Upper Coomera, on the banks of the Coomera River.

Residents enjoy a short drive to Medical Centres, cafes and restaurants, Coles  supermarket and major centres of Westfield Helensvale and the new Westfield Coomera Town Centre.

Seachange Riverside Coomera offers a unique, gated, low maintenance, riverside lifestyle located on the Gold Coast. A true community of like-minded residents with facilities that allow people to explore their passions and love the way they live.

Yes, Seachange is fitted with intercoms, discreet security cameras and security access to the main and other ancillary gates. Our security gates are also equipped with number plate recognition to allow our home owners a hassle
free entry to the resort.

Seachange is an active adult community designed to offer independent living for over 50s. All Seachange residents must be home owners (no rentals permitted), must have signed and comply with the resort rules and are not permitted to have children living in their home permanently.

Yes. Seachange is within a short 3 minute drive to the Brygon Reserve Medical Centre and the Upper Coomera Medical Centre, which offer a vast array of services and a pharmacy.

Yes. Seachange recognises that owning a pet is an essential requirement for many Home Owners. There is a pet approval process based on the best interests of the community and your needs.

Yes. Family and friends are welcome at Seachange. Visiting children are to be supervised by the Home Owner as you would expect. We ask that your visitors respect the rules as set out in the Site Agreement.

Yes. Seachange is a short drive away to the Upper Coomera Shopping Centre, Brygon Reserve Shopping Village and Oxenford Square with access to Coles, Woolworths, newsagent, butcher and a variety of restaurants.

Westfield Helensvale is less than a 10 minute drive from Seachange. The new Westfield Coomera is a short 15 minute drive.

Yes. If you are eligible for a pension or payments through Centrelink or Veterans’ Affairs you may be eligible for rental assistance on your Site Fees.

No. To ensure the integrity of our community, we only allow homes to be owner occupied.

Seachange looks after the ground maintenance to the front of the home, all common areas and the Country Club.

You are responsible for the site area that your home sits on as defined in your Site Agreement, including the side and rear areas of your home.

There are multiple options for transport. There is a bus stop nearby that will connect to Coomera or Helensvale Train Station and G Link light rail, providing residents access to the whole Gold Coast and Brisbane CBD and  Airports. M1 is only a short 5 minute drive.

There are two documents you are required to sign. The first is a contract for the purchase of a home.

The second is a Site Agreement that provides you a perpetual right to occupy a site that your home is positioned on.

Site Agreement is a binding agreement between you and the Resort Operator. The Site Agreement provides you with security of tenure over the site where your home is positioned.

The security of tenure is protected by Queensland government legislation, being the Manufactured Homes Residential Parks Act 2003. A weekly site fee is payable by you to Seachange which is detailed in the Site  Agreement.

This fee covers the use of the Country Club, River House and all other indoor and outdoor facilities. The site fee also covers the cost of resort management personnel, maintenance of all common areas, including lawns and gardens up to your site area as defined in your Site Agreement. General Council rates are also covered under the site fee.

You are responsible for the supply and usage charges for all utilities connected to the home now or in the future including electricity, gas, water, waste water, telephone, internet, home and contents insurance and pest control.

Yes. If you are eligible for a pension or payments through Centrelink or Veterans’ Affairs you may be eligible for rental assistance on your Site Fees.

Yes, the site fees are adjusted annually by CPI and increases in government charges above CPI or by market review. The method of increase is clearly detailed in the Site Agreement.

No. Stamp Duty does not apply to homes at Seachange.

You are responsible to maintain the internal and external of your home in accordance with the Site Agreement. You will be required to repaint the home every ten years from the original building completion date in accordance with the Site Agreement.

Yes. All homes and sites are protected from termites in accordance with council building regulations and Australian Standards. It’s your responsibility to ensure that any termite certificates or warranties are up to date.

Yes. At any time. Seachange has a dedicated resales agent who will be able to assist you in selling your home.

No. Your home is your asset and all capital gains are 100% yours to keep. Unlike retirement villages or some over 50s resorts, at Seachange there are no deferred management fees or exit fees payable if you choose to sell your home in the future.
