What is Seachange Lifestyle Resort Riverside Coomera?

Seachange Riverside Coomera is Pradella’s latest master planned lifestyle resort, designed for over 50’s. It is owned and operated by one of Queensland’s oldest and most awarded private companies, Pradella Property Ventures. Seachange Riverside Coomera has been developed to provide a relaxing lifestyle environment for you to finally make that change and love the way you live.

Where is Seachange Riverside Coomera?

Seachange Riverside Coomera is positioned in an idyllic waterfront location on the banks of the Coomera River. Conveniently located, residents will enjoy a short 5 minute drive to Medical Centres, Cafes & Restaurants, Coles supermarket and access to the M1. Seachange Riverside is ideally positioned within a 10 minute drive to the major centres of Westfield Helensvale, Helensvale Train Station, the under construction Westfield Coomera Town Centre and Coomera Train Station.

What does Seachange offer?

Once complete, Seachange Riverside Coomera will offer a unique, secure, low maintenance, riverside lifestyle located on the Gold Coast. A true community of like-minded residents with facilities that allow people explore their passions and love the way they live.

Does Seachange offer Security?

Yes. Seachange is fitted with intercoms, discreet security cameras and security access to the main and other ancillary gates. Seachange homes are secured with a combination of intercoms, telephones and remote control garages. Also, professional on site managers mean your home will be safe whether you’re at home or travelling.

Am I eligible to purchase and live at Seachange Riverside Coomera?

To purchase and live at Seachange, you must be the owner of the home (no rentals) and children are not permitted to live in your home on a permanent basis.

Are there medical facilities nearby?

Yes. Seachange is within a short 3 minute drive to the Brygon Reserve Medical Centre and the Upper Coomera Medical Centre, which offer a vast array of services and a pharmacy.

Are pets welcome at Seachange?

Yes. Seachange recognises that owning a pet is an essential requirement for many Home Owners. There is a pet approval process based on the best interests of the community and your needs.

Can family and friends stay with me?

Yes. Family and friends are welcome at Seachange. Visiting children are to be supervised by the Home Owner as you would expect. We ask that your visitors respect the rules as set out in the Site Agreement.

Is there convenient shopping available nearby?

Yes. Seachange is a short drive away to the Upper Coomera Shopping Centre, Brygon Reserve Shopping Village and Oxenford Square, which currently offer access to Coles, Woolworths, newsagent, butcher and a variety of restaurants. Westfield Helensvale and the Night Quarter are less than a 10 minute drive from Seachange.

Who is responsible for the maintenance of gardens and lawns?

Seachange looks after the ground maintenance to the front of the home, all common areas and the Country Club. You are responsible for the site area that your home sits on, including the side and rear areas of your home.

Is there nearby public transport?

There are multiple options for transport with a bus stop nearby that will connect to Coomera or Helensvale Train Station and G Link light rail, providing residents access to the whole Gold Coast and Brisbane CBD and Airports.

Can I rent at Seachange?

No. To ensure the integrity of our community, we only allow homes to be owner occupied.

What type of contract do I enter into when I buy a home?

There are three documents that you are required to sign. The first is a Contract for the purchase of a home from a seller. The second is a Site Agreement that provides you with a perpetual right for you to occupy the home on the site you have selected.

What is a Site Agreement?

The Site Agreement provides you with security of tenure under Queensland Government Legislation. A Weekly Site Fee is payable by you to Seachange. This fee covers the maintenance of all common areas, including the lawn and garden to the front streetscape of your home. This fee also covers use and maintenance of the 5-Star Country Club including the indoor and outdoor facilities. The Site Fee also covers the cost of resort management personnel.

Rental Assistance on the Site Fee may be available to eligible retirees.

How secure is my Site Agreement?

Your agreement is supported by specific state government legislation, ensuring your tenure is secure.

Is it true that I may receive a government rebate on my weekly site fee?

Yes. If you are eligible for a pension or payments through Centrelink or Veterans’ Affairs you may be eligible for rental assistance on your Site Fees.

How do I pay my site fees?

Direct Debit for your convenience.

Does the weekly site fee increase?

Yes, the site fees are adjusted annually by CPI and increases in government charges above CPI or by market review. The method of increase is clearly detailed in the Site Agreement.

Do I pay stamp duty when I purchase a home?

No. Stamp Duty does not apply to homes at Seachange.

What about other costs?

You are responsible for the supply and usage charges for all utilities connected to the home now or in the future including electricity, gas, water, telephone, home and contents insurance and pest control.

Who maintains the home?

You are responsible to maintain the internal and external of your home in accordance with the Site Agreement. You will be required to repaint the home every ten years from the original building completion date in accordance with the Site Agreement.

Are the homes protected against termites?

Yes. All homes and sites are protected from termites in accordance with council building regulations and Australian Standards. It’s your responsibility to conduct a pest and building report before you purchase your new home and insure that any termite certificates or warranties are up to date.

Can I sell my home?

Yes. At any time. Seachange has a dedicated resales agent who will be able to assist you in selling your home.

Are there any exit fees when I sell my home?

No. All capital gains are 100% yours to keep. Unlike many other similar resorts, there are no deferred management fees or exit fees.

Can I include my home in my will?

Yes. Your home can be included in your estate and if you choose, the sale of your home can be handled by Seachange.
